Some of our residents have reported that there is an individual, going door to door, claiming he was hired by the Board to eliminate an outbreak of Black Widow Spiders in the neighborhood. He offers to treat your property for $59.95. Please understand that the Board has absolutely no involvment with this, nor does the Board have any knowledge regarding any such outbreak.

All Landen Meadows residents must register in order to receive pool wristbands for your family. Possession of a 2010 Wristband is mandatory for entering the pool gate. GET THE REGISTRATION FORM HERE. RESIDENTIAL BREAK-IN AND ENTERING SUSPECTS ....
We have had several residential break-ins within the past week that we believe the suspects are driving one of the below listed vehicles. These break-ins have occurred in the neighborhoods along Ardrey Kell, Community House, Providence Road West. We believe the Ford F-150 is the main vehicle, but also be on the look out for the others as well. The suspects in these cases area entering open garage doors or forcing open the back door.

Be on the lookout for a Ford F-150 Blue in color with silver trim, according to the witness it’s a full size F-150.

Subjects’ could also be driving a silver 2004 Nissan Maxima NC tag
#YXM-8823, white Van unknown tag, make or model, and a blue Ford Expedition unknown tag, make or model.

HOMEOWNER ASSESSMENTS DUE BY MARCH 15th - LATE FEE AFTER APRIL 1st ....

TENNIS COURTS OPEN FOR PLAY ...
Your Special Assessment $$ at work !!

To All Residents:
Our new tennis courts are open and ready for play. There is a light switch by the parking lot door that automatically shuts off at 11:00 pm. The courts will be open until Sunday at 6:00 p.m. After that, you may contact any board member for the combination to the lock. Please remember to re-lock the gates, loosen the nets, and turn off the lights after playing. Even if you do not play tennis, I would invite you all to go by and see the new courts. This improvement is one of many to come due to our special assessment monies. The swings for the playground are on order and should be installed very soon.

DANGEROUS INTERSECTION TO RECEIVE IMPROVEMENTS .....
   

Dangerous conditions for both drivers and pedestrians, at the intersection of Community House & Ardrey Kell Roads, are caused by some who illegally use the "right only" turn lanes to go straight. Many changes to the intersection, including the "Islands" shown to the left, are currently proposed for early 2012. Please visit the city website for a timetable and more details HERE - then click on "final alternative" on the website's right pane.

Improvements aside, we are requesting that all drivers please observe current traffic rules - including only using the Left lanes when going straight.

A meeting on the project will be held on September 22nd, from 5:30 to 7:30 PM, at the Morrison YMCA Community Room. There will be no formal presentation. It is an open house to see the plans and ask questions.

Due to recent eggings in the neighborhood, we are asking all neighbors to keep a watchful eye on their properies. While this vandalism appears to be random, some properties have been attacked more than once. Parking on the street seems to be an easy target for these "drive by egger's". If possible , park all cars in your driveway or garage to avoid being an easy target. Please Report all incidents to 311 - non police emergncy. The more incidents reported will result in an increase of drive throughs by the police.

LADIES of LANDEN MEADOWS - WANNA FARKLE?

It’s a way to get together (just the ladies) and socialize for a night a month. We alternate to different houses each month (there’s a roster somewhere with the folks that have signed up so far). You just bring your favorite drink and a friend if you’d like and enjoy the evening. Directions for the game are always given at the start of the evening. Mostly because we can never remember all the rules and all of us need to refresh our memories… It’s fun. VANDALISM & BREAK-INS AT THE POOL FACLITIES

Due to recent break-ins and vandalism at the pool, the board has decided to replace the existing chain link fence with a more secure option. A black, anodized aluminum fence will be installed over the next several days. In addition, new lighting will be installed as well. It is our hope that this will deter future break-ins.

RECENT SPIKE IN HOME BREAK-INS: SIMILAR SUSPECTS, METHODS
- Jan 24, 2008 -

"CMPD Burglary detectives are actively investigating a recent rash of residential burglaries that have similar suspect descriptions and use similar methods.

"While citywide, burglaries were down nearly 5% last year compared to 2006, we have seen an increase in the past couple of weeks," says Captain David Poston, who leads CMPD's Property Crimes Unit. "People feel especially violated when someone has broken in to their home and stolen their personal belongings. It is a major priority for us to catch the people who are responsible."

Over the past month, detectives have seen a pattern to some reports of burglaries and are pursuing leads to identify and arrest the thieves. In fact, Hickory Grove division officers made arrests in a case today (20080124132000) that fit the pattern of some other recent burglaries. Detectives are interviewing those suspects and investigating to determine whether they are connected to any other crimes. The suspects’ names will be released once they have been processed.

Four break-in's yesterday (January 23, 2007) in the North part of the county had suspect descriptions and methodology similar to some burglaries that occurred earlier in the month in the South Division. To date, 17 break-in’s this year in various parts of the city have had the similar suspect and methodology descriptions.

Patterns of Recent Burglaries
Suspect descriptions: when suspect descriptions are available, witnesses report seeing 3-4 Black males, ages 18-25, most with dreadlocks
Suspect vehicles: the thieves are driving late-model sedans or SUVs that are stolen or rented

Anatomy of these break-ins
Most are occurring during the day, although there is no apparent pattern to the time or day of the week
The suspects are knocking on doors to make sure no one is at home before entering the home, usually by going around to the back door and kicking it in
There have been some reports of the suspects entering through front doors when the house design makes that entrance less visible from the street
In some cases, when residents did not respond to the knock on the door, the suspects broke in, apparently thinking no one was home
When the suspects saw someone was home, they fled, often without taking anything from the residence

What’s Being Stolen: these thieves are targeting homes with plasma televisions and/or other high-end electronics or computers easily visible through a downstairs window.

CMPD detectives are following up on a number of leads and officers throughout the patrol divisions are covering hotspots and working with neighborhoods residents. In addition to providing information about cases and safety information, they are teaching prevention initiatives and encouraging residents to actively participate in—or start—a community crime watch program.

Take Steps to Reduce Risks
There are a number of actions citizens can take to reduce risks of being a victim of these burglars:
· Be on the lookout for and call 911 to report suspicious persons in your area. Be especially sensitive to those who fit the descriptions in these similar cases
· When you are home and someone knocks on your door, let them know you are home. If a visitor is unexpected, say, “Please leave. I am calling the police”. If their visit to you is legitimate, they will provide more explanation. If they were checking to make sure the house is empty, they will leave.
· Activate your home alarm system, especially when you are not home, but even when you are.
· Close blinds or curtains so valuables are not readily visible from outside your home.

FACTS ABOUT PROVIDENCE COUNTRY CLUB

Greetings,
As Captain of CMPD’s South Division, I have received several inquiries about two separate issues that I know have raised concerns in our community. The first is a series of emails circulating throughout Southern Mecklenburg County and the Weddington area of Union County suggesting that the gang MS-13 is targeting affluent communities for robberies / kidnappings and the second concerns a series of burglaries in South Charlotte. Here is what we know about these two issues. Please feel free to pass this along to others you believe would be interested in the information.

Attempted Kidnapping/Robbery
On December 23, 2007 at approximately 8:00 P.M., a Providence Country Club neighborhood resident was in the street when a dark colored minivan drove up. A male, described by the victim as Hispanic, got out of the van, pointed a gun at him and ordered him into the van. The victim resisted, a struggle ensued and the victim was shot in the leg. Fortunately, the victim did not sustain life-threatening injuries. After being released from the hospital, the victim sent an email out describing the incident. In the email, the victim makes the following statement. “Gang initiation is a possibility here... or just money, but we'll never know.” This incident coupled with a rumor of MS-13 graffiti behind the Arboretum has caused some to believe that MS-13 has targeted Providence Country Club for attacks on citizens.

We have no information currently that would lead us to believe that this crime was anything other than an isolated incident that is unusual for the Providence Country Club Community and the entire South Division. In fact, citywide, there are only a few reports of this type.

Key Points:
· While gang issues throughout the Charlotte region have grown in recent years, according to CMPD’s Gang Unit, MS-13 primarily targets rival gangs and it is not its practice to require a certain type of crime to be committed in order to gain membership
· There was some graffiti reported at the Arboretum last week that the management company quickly painted over, which is what we want· I have spoken to the officers who have worked that area for many years and they have informed me that there are not any indications that MS-13 has tagged the Arboretum. The department’s gang unit tracks reported graffiti throughout our urisdiction and they are informing me that there is no significant MS-13 tagging in the South Division· I have also spoken to Union County Sheriff Eddie Cathey and he informs me there is no MS-13 activity in that area of Union County.

Burglaries
The South Division, like several other divisions, is currently experiencing an increase in residential break-in’s. We are working diligently to identify and arrest suspects and working with neighborhoods to minimize risks of victimization.In most of these cases the suspects are knocking on doors to make sure no
one is at home before entering· There have been a few cases in which residents, for whatever reason, did not respond to the knock on the door so the suspects broke in, apparently thinking no one was home
· When the suspects saw someone was home, they fled, often without taking anything from the residence
· Crime analysis indicates there is no relationship among these incidents.
In many cases, the media and some citizens are inaccurately characterizing these burglaries as “home invasions”, a term that certainly heightens fear even further, but fortunately doesn’t apply to most burglaries, even if someone happens to be home when the suspect breaks in. Home invasion-style robberies are lifestyle robberies; they are seldom random. The home/residents are targeted for drugs, cash or other goods known to the suspects or it is domestic-related.

Anatomy of These Burglaries
Here’s what we are seeing:· Random areas targeted · No pattern to time of day or day of the week· Suspects have tendency to use stolen or rented cars, which makes it especially challenging to address from both prevention and apprehension standpoints. However, we are also looking into working with rental car companies to prevent these individuals from being able to rent cars.
· We are aggressively pursuing leads and presenting cases to the DA’s office as aggressively as possible
· Most of the suspects identified are repeat offenders. We are attempting to get some of these individuals monitored under the new electronic monitoring program
· One of our means of addressing the issue was to increase awareness in the affected communities by emailing information about the trend to community representatives. The good news is that the information reached a lot of people. The bad news is that some of the information was taken out of context and misconstrued to the extent that it created unsubstantiated fear.

Finally, some emails have inaccurately suggested the police are trying to keep this issue quiet, ostensibly so as not to create a panic. We haven’t kept quiet at all -- you may recall a South Division Community Coordinator initiated email notification about the burglaries. However, when alarming misinformation exists, we have serious concerns about creating unnecessary panic. An informed public is the best tool for the prevention and solving of crime. However, a misinformed public is counterproductive to addressing real issues.

I appreciate the working relationship we have with our neighborhood leadership and neighborhood members and encourage you to continue to work with us to make our neighborhoods safer.

Although the paving is not yet completed, the developer is still moving forward to do so. Attached is a schedule for the paving to occur by mid-November. Again, once paving has been completed the street acceptance process will begin. Once accepted the chain on Cotton Press Road will be removed.

ARDREY WOODS - COTTON PRESS RD. BARRICADE

RE: Response to concerns regarding the barricade between Ardrey Woods and Ardrey Subdivisions (on Cotton Press Road)

"Good morning Ms. Dattolo,
I wanted to give you an update of the status of Ardrey Subdivision. On September 26, staff walked the subdivision with the developer and created a punch list of items that need to be completed. They are currently working on those items and plan to place the final lift of asphalt pavement by the end of October. Afterwards, staff will hopefully begin the process to accept the streets for maintenance. As mentioned previously, once acceptance has occurred the chain on Cotton Press Road will be removed.

sound like they are going to do exactly what they promise and then ask
for a down payment for materials to be purchased. When the money is paid,
they never return to do the work. This type of activity has been going on
for a long time by different subjects around the Charlotte area.
If you encounter one of these flyers or anyone doing this type of work
please do your research on the subject.
This can be done by checking the Better Business Bureau, the Mecklenburg
County Sheriffs Department website for arrest, and/or asking friends or

BE PREPARED FOR INCREASED WATERING RESTRICTIONS

Charlotte-Mecklenburg Utilities would like to thank its customers for their continued cooperation during the drought. With your help, we have reduced water consumption more than 16 percent since mandatory restrictions took effect. Unfortunately, lake levels continue to decline, and it is very likely that Utilities will need to enact further mandatory restrictions next week that ban the largest discretionary water use—lawn watering.

Please be prepared to follow these amended restrictions to help protect our drinking water supply:
Any lawn watering, including the operation of sprinkler systems, will be prohibited at all times. The operation of ornamental fountains will not be allowed. Residential car washing and refilling of swimming pools remains prohibited (topping off is still allowed.)

Drip irrigation and hand-held use of watering containers and hoses with spray nozzles will still be allowed to sustain flower beds, shrubs and trees. Except for lawn watering and fountain operation, commercial uses of water also will still be allowed, including commercial pressure washers, nurseries, car washes, etc. We encourage homeowners to delay discretionary fall landscape projects, such as aerating and reseeding, until regular rainfall patterns return.

"Good afternoon,
I've received several phone calls today as well as emails about the subject issue. Most, if not all, are representatives from Landing Meadows subdivision and are inquiring about the removal of the barricade on Cotton Press Road. I waited until the end of the business day to respond to everyone at one time.

Currently the streets in Ardrey Woods Subdivision and Ardrey Subdivision are private streets on private property. The developers for both subdivisions have dedicated the streets to the City as public right-of-way. Once the streets meet City standards the City can accept the offer of dedication which will result in the streets becoming public right-of-way and the streets being maintained by the City of Charlotte.Until then, the City cannot require that the barricade be removed.The primary outstanding issue for Ardrey Subdivision is the placement of the final inch of asphalt. It is my understanding as of today that the developer for Ardrey has verbally agreed to place the final inch in September. Once this happens a City inspector will meet with the developer / contractor to perform a final inspection. At this time any deficiencies will be identified and a punch list prepared. The develope r/ contractor will have 30 days to complete the punch list; otherwise, he will need to call for another inspection. Once the punch list items are addressed the City will finalize the process to take over the streets for maintenance, at which time the streets will be public and the barricade, if still present, will be removed. The reason I am going into this much detail in describing the process, is to let you know that this process could take 3 months or longer. However, it appears that at this time there is a plan in place and an approximate schedule as to when the barricade can be removed.

I will be glad to keep you updated on the progress of the street acceptance, but it would be very helpful if you identify one representative from Landing Meadows for me to communicate with.

We recently paved Cotton Press to Cunane's Ardrey which would allow secondary access to Ardrey Woods. Unfortunately, Cunane installed a new barricade immediately following our completion of the connection.

As promised, we have continued talking with city officials about secondary access. We need your help to keep pushing the issue of safety and connectivity with the City in hopes for a favorable outcome.

· Residents 21 and older will be given a BLUE tag. ALL RESIDENTS
REQUESTING A BLUE TAG MUST PRESENT A PHOTO ID. ONE RED TAG PER PERSON, NO

· 10-20 years of age will be given a RED tag

· 10 and under are not required to have a Tag. Children under the age of
10 must be accompanied by a responsible party.

· Lost tags may be replaced for a fee of $5.00. Registration numbers of
lost tags will be recorded, and will no longer be valid for use.

· All RED tags must be worn on your person (bathing suit.)

· BLUE tags may be pinned on a towel, pool bag or stroller.

· The life guard must be able to visually scan the pool and see all tags.

· Guest day passes will be issued by the life guard.

ANNUAL HOA MEETING - BRIEF RECAP

Best turnout in years !! - 93 Residents (Including Proxies) were represented

Welcome to our three new Board members, Matt Cheney, Scott Martin, and Katherine Podrasky. Special thanks to Janis, Ed, and Bill for their community service on the board.

The meeting was "Robust" with much dialog, back and forth, between the residents, board members, and Bumgardner, our asssociation management service team. Many opinions were voiced, and the bottom line was the request for better communications and a plea for more resident participation on the committees. The Board explained the complications and delays caused by bidding and insurance issues in the repair of the Rea Rd. / Lindahi Ln entrance monument and apologized for the lack of communication during the repair period.

Street Parking, and the dangers and blockage it creates on our narrow streets, continues to be a major concern of the residents. The Board urges residents to avoid street parking whenever possible.

It was agreed that a Homeowners' meeting will be scheduled for late August - Please watch for the announcement.

Please keep in mind that the Board is always open to concerns of the residents, either through a direct phone call to a board / committee member or via the "CONTACT US" button on our web page. As the many residents who have taken advantage of these communications know, there is no need to wait for a meeting to voice a concern.


"EXPANDING THE EXPANSION"

Re: Rezoning Petition 2006-161

Developer Crosland is requesting an expansion of the approved master-zoning plan for Blakeney Professional Park, affecting the now undeveloped 8.5 acres located on the Southwest corner of Ardrey Kell and Rea Roads, directly in back of the new town homes and office buildings along Rea Road, just to the east of the Landen Meadows boundary.

The currently approved master zoning plan permits additional development of up to 75,000 square feet of office floor area. Crosland is now seeking an increase in the allowable office floor area to 185,000 square feet (an approximate 110,00 square foot increase above the currently permitted amount). The revised plan to the 8.5-acre site includes a structured two story parking deck and either two or four three-story office buildings.

A "Community Hearing" will be held on Thursday, January 4, 2007 at 7 PM at Residence Inn Charlotte Piper Glen, 5115 Piper Station Drive, Charlotte, NC 28277, 704 319-3900. Because of the relatively short notice, there was not enough time to include this in the December newsletter.

TAMARRON RD. STREET PARKING RESTRICTIONS REMOVED

In field investigation, Ms.Shirlee Dillard (CDOT Engineering Services Investigator) determined that the posted 25 mph speed limit and existing speed humps provide a safe environment for parking on both sides of Tamarron and the street width will accommodate fire truck and ambulance emergency response access. A letter was sent to notify owners/residents of Tamarron that the signs were removed on August 5th and parking can resume after this date. A
copy of this letter was sent to south division police captain Mike Adams and community officer Joe Franklin requesting the discontinuance of writing parking citations since the signs are now removed. There is a phone number given (704/336-3890) if anyone has any questions or concerns.

Thanks to J.D. Russell, the Charlotte Mecklenburg Police Department's RA 3 community coordinator, for some thoughts that we thought would apply to our community as well.

In his words ..........

" Subj: Larceny from Auto and Garage Thefts, etc.

In the past few weeks we have seen a spike in our Larceny from Auto's and Larceny from Garages. This is not only occurring in the neighborhoods in our response area, but also the one's surrounding our response area. I have looked at the majority of the reports and we are still having people leaving their car doors unlocked or leaving valuables in plain sight. Some of the other concerns that I saw in the reports were that people are leaving the keys to their cars in their cars and that the suspects were also taking garage door openers. In addition to cars being broken into, we have had several open garages that were broken into as well with items stolen like Golf Clubs.

We believe that this is being done by a group of subjects, not just one person, coming in from Union County. It appears that they are using Rea Road, Hwy 521, and Ardrey Kell to get around. The only suspect description that we have right now is a dark colored SUV. It is also believed that they are using stolen vehicles to go from one neighborhood to another. Some of the stolen vehicles are from people leaving their keys in their cars in an open garage.

We can stop this type of crime by locking our car doors, taking everything out of our cars at night, and closing our garage doors. I can not see why residents need to leave lap top computers, digital cameras, and other valuables in their cars over night parked on the street or in the driveway. We also need to be concerned that they are taking garage door openers as well. With these they can just ride the neighborhood hitting the button until they find a garage door with the same frequency. If you park your car outside, please make sure you take your garage door opener in the house with you. Remember your garage door opener is another key to your home.

If you see anything please call 911 and be as descriptive as possible.Description of vehicles the suspect is driving, tag number if possible, last direction you saw them driving or running. Are they white, black, Asian, Hispanic, male, or female and clothing description if possible.
